Design/Build Process
As a design/build contractor, Rainwater Construction Company, Inc. is responsible for the concept, design and satisfactory completion of the project. Thus the project is not fragmented, nor left to the devices of separate entities, as can often be the case with other construction methods. Design/build can be compared to a manufacturing process because in both cases the creation of the product is controlled from inception to completion. This control is what makes design/build work.
The significant difference between design/build and other methods lies in the level of responsibility for the design and construction and at what level the guaranteed maximum price (GMP) may be given. In design/build, the GPM is provided in the conceptual/schematic design stage with 10-15% of the design complete. The design of a project evolves through various levels until arriving at the construction set of documents.
